GENERAL CONDITIONS

The following conditions are valid for all houses and apartments, which are maintained and administered by Alquileres Gritzke. In case that Alquileres Gritzke acts only as an agent, these conditions are not applicable, but those of the owner`s, if exist. In this case you will find a corresponding remark in the respective offers.

1.) RESERVATION

The reservation has to be done in writing (letter, fax or e-mail). The contract will be valid with the initial payment, which is 40% of the complete rent and which hast be done by bank-tranfer within 7 days. If this payment should not have been done after this period, Alquileres Gritzke has the right to declare invalid the reservation. With the payment of the reservation, the customer accept these general conditions. The remainder of 60% has to be paid on the arrivals day when receiving the keys. The complete rent of the house / apartment includes electricity, water, gas, final cleaning, bedlinen, towels (no beach towels) and vat.

2.) CANCELLATION

In case of cancellation, the following amounts have be paid by the customer:

         - Until 29 days before arrival:        25% of complete rent

         - 28 to 8 days before arrival:         40% of complete rent

         - Less than 7 days before arrival:   100% of complete rent

3.) DEPOSIT

On receipt of the keys, the customer has to pay a deposit, whose amount depends on the category of the house / apartment. The non-payment of this deposit gives Alquileres Gritzke the right to refuse the access to the house / apartment. This amount is used for the compensation of possible damages inflicted on the house / apartment or inventory by the customer. Once checked the perfect conditions of the house / apartment, this amount will be paid back completely at the time of departure. Otherwise, Alquileres Gritzke will detain the corresponding amount from the deposit, in order to restore the original condition of the house / apartment.

4.) MAXIMUM CAPACITY

The customer has to respect the maximum capacity for every house / apartment. Otherwise Alquileres Gritzke reserves the right to terminate the contract without notice or to claim the corresponding costs.

5.) ARRIVAL, DEPARTURE,  PROLONGATION AND ABRIDGMENT

The arrival always takes generally place from 14.00 h on, except that another time is agreed. If it would be not possible to arrive at the agreed day, the customer has to inform Alquileres Gritzke in time to make sure that he will be able to arrange the receipt of the keys. Otherwise no responsibility can be assumed. During the first 24 hours after the arrival, the customer has to inform Alquileres Gritzke about any damage or lack of the house / apartment or its inventory, in order to remedy it as soon as possible. If no indication is done during this period, the customer accepts the house / apartment as being in a perfect condition.

After expiration of contract, the customer has to leave the house / apartment till 10.00 h at the latest. Otherwise, Alquileres Gritzke has the right to demand a compensation for every day, which corresponds to the triple day-rent, and to claim the consequence damages.

If the customer leaves the house before expiration of the contract, Alquileres Gritzke will not do any repayment.

Alquileres Gritzke has to be informed on time about a prolongation of the agreed period. The contract can only be prolonged when the house / apartment is available at that time and when no other reservation is confirmed.

6.) USE OF THE HOUSE / APARTMENT

The customer has to leave the house / apartment in the same conditions as found, i. e. clean and tidy. Domestic animals are only allowed unless this fact is indicated explicitly in the respective offer or letting contract. Any type of fuel, explosives or other materials, which could endanger persons or the house / apartment, are forbidden. Neither activities, impairing the health, the well-being or the peace of the neighbours, or professional activities are allowed. Otherwise Alquileres Gritzke reserves the right to terminate the contract without notice or to claim the corresponding costs. The customer is requested not to waste the water.

7.) CHANGE OF BEDLINEN AND TOWELS

For stays of more than one week, a set of new bedlinen and towels are at customers` disposal. The change takes place in the house / apartment by Alquileres Gritzke.

8.) LIABILITY AND EXEMPTION OF LIABILITY OF ALQUILERES GRITZKE

If the use of the house / apartment is not possible due to acts of God, Alquileres Gritzke places at the customers disposal another equivalent house / apartment. If no similar house / apartment should exist or no one should be available in this moment, the customer gets back the full amount.

Alquileres Gritzke is neither liable for burglary nor for any damages or accidents, which may happen to persons or in the house / apartment or the surrounding plot, being this outside of his range of activity. This also applies to acts of God as strike, power- or water failure.

9.) CONTRACT

These general conditions are part of the temporal contract of tenancy.

10.) PLACE OF JURISDICTION

The place of jurisdiction for any dispute is the tribunal of Lliria.
